- What is an Energy Performance Certificate
(EPC)?
An Energy Performance Certificate (EPC) is an objective report on the energy efficiency of your property,
regardless to sell or renting to a few tenants.

Does an actual survey take place at my
property?
Yes, our DEA in York will perform an internal and external inspection of
the property who is a fully qualified H.M. Housing Act Domestic Energy Assessor who will carry out the
following in your energy assessment:-
1. Note the construction of your walls.
2. Measure the roof insulation.
3. Confirm how many windows are double glazed.
4. Count the number of open fireplaces.
5. Check the make and model of boiler under EU SEDBUK regulations (seasonal efficiency of domestic
boilers in the UK).
6. Look for green devices (such as solar panels).
7. Calculate the number of low -energy light bulbs.
8. Confirm the type of heating system, radiators, under floor heating, etc.
9. Categorise the type of material used to insulate hot water cylinder.
10. Measure heat loss through the roof .
11. Check for excessive window area in larger houses and take precise measurements of bay windows,
conservatories and all extensions.
12. Confirm how many 'habitable' rooms are heated, or not?.

A. It will provide you with clear information on the energy performance of the property and cost
